Market Update October 2026
All MLS® active listings
Up 13% from October 2025
Published
Winnipeg’s October market saw average prices reach historic monthly and year-to-date levels for both residential detached homes and condominiums. Detached-home average prices increased 3% from October 2025, while condominium average prices rose 2%. The condominium average price also moved above $300,000 for the first time.
At the same time, the number of homes available for sale continued to build. All MLS® active listings were up 13% from last October and 6% above the five-year average. Detached-home inventory increased 20% year over year, and condominium listings rose 11%, giving buyers more options to compare.
Sales activity was more modest, with overall MLS® sales down 11% from October 2025. The combination of fewer sales and more listings points to softer overall demand, even as prices remain strong.
For detached homes, the $300,000–$399,999 range was the most active in October, with 221 MLS® sales, followed by the $400,000–$499,999 range with 187 sales. Waverley West and Highland Pointe recorded the most detached-home sales within Winnipeg. For condominiums, the $200,000–$299,999 range led activity with 42 sales, while Waverley West had the most condominium sales in Winnipeg.
