Privacy Policy

When you create an account, we collect your first name and email address.

When you use Trevor’s Real Estate AI (a feature of a free account), we store the questions you ask and the answers it gives. They are saved in your account so you can return to your conversation later.

When you message Trevor through the chat on this site, we store your messages and his replies. You do not need an account to do this. If you have an account, the conversation is connected to it, so you can pick it up on another device or after clearing your browser.

When you set up listing alerts or saved searches, we store your search criteria (price range, bedroom count, etc.) in your browser and sync them to your account on our server. This allows your saved searches to persist across devices and sessions.

If you enable MLS alerts for a saved search, your search criteria (price range, bedrooms, bathrooms) and the name of the search are transmitted to our server so Trevor can follow up to configure the alert.

Your journey checklist progress (buyer or seller steps) is stored in your account on our server so it is available when you return.

If you submit a review through the dashboard, your review text and star rating are stored on our server in a pending state awaiting moderation. They are not published automatically.

We collect a session identifier — a randomly generated token stored in a secure, httpOnly cookie — to keep you logged in between visits. This token has no personal information in it.

If you sign up for Winnipeg Market Insights without an account, we collect your name and email address and record that you agreed to receive market updates, when you agreed, and how. We use your email address only to send those updates, and every email includes a link to unsubscribe. If you are in our contact list already, the same record is updated rather than duplicated.

We do not collect payment information. There is no fee to use this platform.

Your name and email are used to identify your account and deliver the service — conversation history, listing alerts, and market tools.

Your questions to Trevor’s Real Estate AI are used to generate answers in real time and to keep your saved AI conversation, which is shown only to you in your account. The AI does not have access to your conversation with Trevor, and Trevor’s messages are not used to answer your AI questions.

We do not use your information for advertising, targeted profiling, or any purpose unrelated to operating this platform.

If you submit a review and it is approved, your name and review text may be published on this site as a testimonial. This will only happen with content you have explicitly submitted for that purpose.

To understand how this site is used and to improve it, we run our own visitor analytics. It does not need an account, and it does not ask for or store your name, email address, phone number, or anything you type.

Your browser keeps a few small items in its local storage (not in cookies) so the site can recognize it from one page and one visit to the next: a randomly generated visitor ID; a separate randomly generated ID for each visit, which ends after 30 minutes of inactivity; the answer you give if we ask what brings you here (buying, selling, or just browsing); the campaign link details that brought you to the site (source, medium, campaign, the page you arrived on), kept for up to 90 days so an enquiry can be traced back to the advertisement or email that prompted it; and a note of whether you have used or dismissed a suggestion we showed you. The chat and saved-search features keep their own items in local storage as described above. You can clear local storage at any time in your browser settings; the next visit then gets a new visitor ID that is not connected to the old one.

While you browse we record: which pages you view (the page address, without anything after a question mark); how you arrived (the referring site and any campaign tags); your device type, screen size and language; your answer to the "what brings you here" question; how far down a page you scroll, in steps of 25, 50, 75, 90 and 100 percent; which sections of the home page were on screen, in what order, and for roughly how long while the browser tab was visible; and which of our buttons and links you select when we measure them.

We do not log keystrokes, record mouse or finger movement, take screen recordings, or store your IP address or browser identification string with these records. How long a section was on screen is only a rough indication of interest. It does not show that anyone read it.

These records are stored on our own server, are not connected to your name or contact details, and are used to understand and improve the website and how people move through it. If we later connect them to enquiries or accounts, we will update this policy.

We have not yet set a deletion schedule for these analytics records; they are kept until we adopt one, and this policy will be updated when we do.

We also use Vercel Web Analytics, a page-view and performance measurement service provided by Vercel, our website hosting provider.

Member accounts and their associated chat records are retained for a minimum of five years from the date of each conversation. This is consistent with Manitoba's real estate records retention requirements under The Real Estate Services Act.

Messages you send to Trevor through the chat are kept on our server and are not deleted automatically; we have not yet adopted a deletion schedule for them. A conversation started without an account stays available in the same browser for as long as that browser keeps this site’s data, and creating an account connects it to you so it can be recovered on any device.

Your conversations with Trevor’s Real Estate AI are saved in your account and are not deleted automatically.

Conversations from our earlier AI chat assistants, which have been retired, remain in storage under the retention rules above. They are not shown or used.

If you request account deletion, your personal details (name, email, login) are immediately anonymized and your access token is revoked — you will no longer be able to sign in. However, conversation records linked to your account are retained in anonymized form for up to five years from the date of each conversation, as required by Manitoba's real estate records retention rules under The Real Estate Services Act. The content of those conversations is not accessible to you or publicly visible after deletion.

Trevor’s Real Estate AI is powered by OpenAI. When you ask a question, the text of your question, the last few messages of your AI conversation, and public reference information (current listings, published Market Insights, and general Manitoba real estate information) are sent to OpenAI's API to generate an answer. OpenAI's data processing and privacy terms apply to this step.

We do not send your name, email address, saved searches, profile, or any account details to OpenAI, and we ask OpenAI not to store the request for later use. OpenAI's own policies describe any limited retention it applies for safety and abuse monitoring. Please do not include personal details in your questions.

When Trevor uses AI-assisted drafting to prepare a follow-up email to you, your first name and the relevant parts of your conversation, home search, and enquiry may be sent to OpenAI to help write a draft. We do not send your email address or phone number. Trevor reviews and edits every draft, and nothing is sent without his approval.

Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) gives you the right to access the personal information we hold about you and to request corrections if it is inaccurate.

To make a request, contact Trevor directly using the phone number or email address in the footer. We will respond within 30 days.

You may also withdraw consent to the collection of your information at any time, subject to legal and contractual restrictions. Withdrawing consent may affect your ability to use certain features of the platform.

This site uses one first-party session cookie to keep you authenticated between page loads. It is httpOnly (not accessible to JavaScript), Secure (only sent over HTTPS), and SameSite=Lax.

We do not use advertising cookies, tracking pixels, or third-party analytics cookies. There is no cookie banner because the only cookie is the session cookie required for the service to function. The analytics described under “Website Analytics and Browser Storage” use your browser's local storage, not cookies.

We do not sell your personal data to any third party.

We do not share your information with advertisers, data brokers, or marketing platforms.

Your data is shared only with the services required to deliver the platform: OpenAI (for AI responses and AI-assisted drafting, as described above) and Hostinger (the server hosting provider, under data processing terms), and Vercel (website hosting and page-view analytics).
