The most active detached-home price range was $300,000 to $399,999, with 228 sales.
Condominium sales totalled 164 in August, down 19% from last year and 15% below the five-year average. The average condominium price rose 2% year over year to $283,715, and was 3% above the five-year average. Downtown led Winnipeg neighbourhoods for condominium sales, followed by Osborne Village. The $200,000 to $299,999 range was the most active for condominium sales, with 58 transactions.
Looking at the year to date through August, average prices for both residential detached homes and condominiums were the highest on record, according to the Winnipeg Regional Real Estate Board. The year-to-date detached average price was $468,679, while the condominium average price was $288,834.
For buyers, the higher level of active listings may provide more properties to consider than a year ago. For sellers, pricing and preparation remain important as August sales were lower than the same time last year, even while year-to-date average prices remained strong.
