• Getting your home ready

  Not every improvement adds value. I'll walk you through what matters most in today's Winnipeg market. That usually means deep cleaning, decluttering, curb appeal, fresh neutral paint and fixing obvious problems.

• Pricing your home

  Before anything else, I review comparable recent sales in your neighbourhood to set a realistic price range. The right price attracts buyers. Pricing too high costs you time.

• Photos, video and staging

  Every listing gets professional photography, video and editing, because first impressions happen online. If it suits your home, photo staging (Photoshop or AI-enhanced) is also available. Staging is optional and included. Staged or digitally enhanced photos are always labelled as such.

• Showings and open houses

  I coordinate your showings and give you feedback after each one. I hold open houses when they suit your home.

• Offers and negotiation

  When offers come in, I explain every term and help you weigh price, conditions and possession date together. A firm offer is often stronger than a higher one with conditions, but it depends on the buyer and the conditions. I'll go through the risk with you before you decide.

• Through to possession day

  Before possession day, I go through the closing paperwork with you so you know what each step means. I support you through possession day and answer questions after the deal closes.

• Regular updates

  I give you regular updates while your home is listed. My website also keeps its own visitor records, including visits to the listing pages it hosts. Campaign links help me see which of my marketing brings people to my website.

Selling a home takes more than putting a sign on the lawn. Every property is different, so the marketing approach should fit the home and the people most likely to buy it. No marketing plan can guarantee a sale or a particular price.

  Your listing is shared through the MLS® System, where REALTORS® and buyers search for homes.

  Your home gets its own page on my website, at its street address. Buyers can request a showing right from that page, and I review and confirm each request. People who save a search on my site get an email when a matching home is listed on this site.

• Facebook

  With your permission and any required brokerage approval, I share your listing on my Facebook Page. I can also pay to boost the post to reach more potential buyers. Separately, I run Facebook advertising to connect with people searching for homes in Winnipeg.

• Professional connections

  Other agents and people in my network may know buyers looking for a home like yours.
